What is a TM44 inspection?
A TM44 inspection is an energy assessment of the air conditioning serving a building, carried out to the CIBSE TM44 methodology by an accredited air conditioning energy assessor. The assessor records the systems installed, checks whether they are correctly sized for the spaces they serve, reviews controls and maintenance, and produces a formal report with recommendations to cut energy use and running costs.
It is not a pass-or-fail test. The value sits in the report: a clear picture of the cooling assets in your building and a prioritised list of things worth changing.
The legal requirement
Under the Energy Performance of Buildings (England and Wales) Regulations 2012, air conditioning systems with an effective rated output of more than 12kW must be inspected by an accredited energy assessor at least every five years. The report must be lodged on the national register and made available on request.

Enforcement is carried out by local weights and measures authorities (trading standards) and a penalty can be issued where a valid report isn't held or produced on request.
How long does an inspection take?
A small retail unit or single-floor office is typically a few hours. Larger multi-floor buildings and multi-site portfolios are programmed across several visits.
